DIRECTIONS
From Exeter take the B3212 towards Moretonhampstead, approximately 2 miles outside of the village of Longdown turn right onto a single track lane informally signposted ‘Nogsland’. Follow the lane for approximately 0.5 miles, Langdale Farm (B&B) is located to your left, approached by a shale farm drive through a small ford.
DESCRIPTION
The land comprises approximately 27.21 acres of gently sloping pasture and orchard land. The land has not received any chemical fertiliser for a decade and has historically been grazed by sheep and cattle throughout the year, with two of the parcels being cut for hay and silage. Please note that there is currently no stock proof fencing to any of the field boundaries. The grazier will be expected to maintain their own effective stock proof fencing. Failure to contain livestock will result in immediate termination of the grazing licence with no licence fee reimbursement made.
For information a grant has been made available via CS mid tier for fencing of the land, and it is hoped that the fencing works will be undertaken later this year.
All of the land is subject to mid tier option GS2, low input pasture, the grazier will be required to abide by the specified management requirements, details available on request.
